Job Summary

As a key member of the Workplace Experience (WX) team, this role delivers vital support services for Corporate Real Estate, Facility Operations, Infrastructure Maintenance, and Business Services within the workplace.
Job Location:

Situated in Research Triangle Park, North Carolina, the Facility Support Program Manager – Critical Infrastructure and Maintenance oversees the management of an approximately 800,000 ft.² facility.

This role collaborates closely with other Facility Program Managers, Facility Engineers, and the broader WX organization as needed. The Facility Support Program Manager is accountable for 24x7 operations and maintenance of critical campus and data center infrastructure and systems. This position demands advanced expertise in critical environment air conditioning, chiller plant operation, chilled water pumps and piping, air handling units, and related controls, including dampers and air mixing boxes. Managing these critical systems requires strict adherence to and development of Standard Operating Procedures (SOPs) and thorough work order documentation, alongside the ability to perform safely under tight schedules. The role also involves creating SOPs and ensuring their distribution to the team. Familiarity with emergency power generation and distribution is essential. Whether working independently or collaboratively, the Facilities Support Program Manager diagnoses issues, prioritizes tasks, schedules and coordinates preventive and corrective maintenance, communicates effectively, and monitors performance metrics, completing assignments promptly with minimal oversight.
This position demands a strong focus on internal customer service, excellent critical thinking abilities, and a capacity to quickly master system-level knowledge, with direct responsibility for the following:

Job Requirements

•    Understands the mission critical goal to include the day-to-day operation, maintenance, and modification of critical environment building systems, which may include the following: mechanical (including HVAC, computer room air conditioners, chillers, and plumbing) electrical (including UPS, DC battery systems, PDU, generators, transfer switches, and switchgear), cabling (including data and voice, broad band), fire detection and suppression, life safety, lighting, temperature control systems, building management systems, and digital systems (including fire alarm, duress, card access, CCTV).
•    Manage the CMMS for assigned buildings. Ensure inventory of assets are correct, appropriate maintenance tasks are associated with each piece of critical equipment and that the system schedules the work as desired. Work with WX Program Manager(s) and team to ensure task assignments are correct, schedule is understood by team and that SOP’s and documentation are prepared well in advance of work effort.  Attention to detail is required as significant time with databases and spreadsheets are required.  
•    Coordinates with the WX team members, internal client teams and outside vendors to ensure synchronous scheduling of vendor-performed preventive and corrective maintenance or repair tasks. 
•    Communicates and reports on repair status. Ensure customer satisfaction throughout the process. 
•    Provides training and technical support to shift engineers and maintenance technicians with regard to the CMMS system and related technology tools. Provides support outside normal working hours, as required.
•    Handles minor RTP related projects related to the program and acts as PM with support or guidance from the Facility Operations Manager
•    Support implementation of the preventive maintenance program. Specific duties include but are not limited to: scheduling of preventive maintenance with a minimum disruption of building services, delegating preventive maintenance tasks to the appropriately qualified maintenance staff member, orders parts and tracks delivery/receipt of equipment required for repair, maintenance and installation of new equipment and facilities, and maintains inventory. Ensure that all work orders are managed appropriately to meet Service Level Agreements (SLA) and Key Performance Indicators (KPI). 
•    Owns the Critical Spare Parts Inventory program
•    Participates in critical alarm response if additional support is required
•    This position must respond (onsite) to emergenices or ciritcial situations 
•    Receives work orders for Preventive and Corrective maintenance on critical systems and building physical structure. Consult with supervisors and staff as appropriate to identify and order necessary material and personnel to complete all maintenance and perform necessary work. Finalize work orders by completing necessary documentation. Manage and allocate workloads for a team of up to 10 technicians. 
•    Provide various reports and performance metrics utilizing the CMMS and other database tools to track, trend, and improve on time completion of preventive and corrective work orders. Utilize reporting tools to optimally manage work order backlog and technician workload. Develop new reporting methodology in coordination with other WX Program Managers or Operations Manager.
•    Owns and acts as the SME for NetApp’s CMMS program for the RTP site
•    Determines equipment end-of-life date(s) and plans for replacement 
•    Manages Capital Projects in a Project Manager or support level capcity
•    Performs additional job duties as requested
•    Performs job duties with an energy saving mindset 
•    No formal supervisory responsibilities in this role

Education

•    High School diploma or GED and or Associates Degree from a trade school with experience and education in electrical system design, refrigeration and/or HVAC
•    5+ years’ experience in data center (or similar type critical environment) operations, maintenance, and engineering supporting critical facilities operations 
•    Working technical knowledge and understanding of critical data center systems, including HVAC, standby emergency power, uninterruptible power supplies and associated infrastructure 
•    Experience with CMMS or similar maintenance management systems
•    Ability to read drawings and construction as-builts
•    Ability to read and follow maintenance and repair manuals
•    Knowledge of and capable in operation of BAS controls (preferably Trane Tracer and Automated Logic), instrumentation and electronics 
•    Proficient in MS Office Suite, specifically MS Excel and other data base spreadsheet applications along with Adobe programs. 
•    Valid Driver’s License
•    Physical requirements include standing, walking, working on ladders, working in tight spaces, and carrying 50 pounds 

Compensation:
The target salary range for this position is 80,750 - 119,900 USD. The salary offered will be determined by the candidate's location, qualifications, experience, and education and may be outside of this range. Final compensation packages are competitive and in line with industry standards, reflecting a variety of factors, and include a comprehensive benefits package. This may cover Health Insurance, Life Insurance, Retirement or Pension Plans, Paid Time Off (PTO), various Leave options, Performance-Based Incentives, employee stock purchase plan, and/or restricted stocks (RSU’s), with all offerings subject to regional variations and governed by local laws, regulations, and company policies. Benefits may vary by country and region, and further details will be provided as part of the recruitment process.
